Planning Board

The Planning Board is a five-member board, comprised of Village residents appointed by the Board of Trustees who serve at a volunteer capacity for three-year terms. The Planning Board is responsible for reviewing all site plans and subdivision applications in the Village, both residential and commercial, to ensure that they are consistent with the Village’s land use and development needs. Its review includes matters such as lighting, parking, drainage, traffic flow, and plantings. Its goal is to apply sound and consistent community planning principles to ensure harmonious development.

The members of the Planning Board are also members of the Freshwater Wetlands Commission, which is responsible for reviewing any development which would affect freshwater wetlands located in the Village.

Application Requirements

Prior to submitting a Planning Board application, applicants must meet with the Village's Planning Consultant. Visit the Building Department's Applications, Forms & Fees to access the application. 

Complete Planning Board applications include: 

  • Completed application form (including all documentation listed in the accompanying checklist)
  • Payment for the appropriate fee
  • Code Compliance Worksheet
Please submit all documentation via (A) pdf format emailed to; and (B) one (1x) printed copy to the Building Department office. 

Additional applications may be necessary for Planning Board review, which include their own additional fees. 

Public Comments to the Planning Board regarding an Application

Verbal comments may be received at a given meeting at the time that an application is being considered.

Written comments: Members of the public wishing to have written comments distributed to the Board must submit their written comments by 2:00 PM the business day prior to the meeting day (i.e. by 2:00 PM Tuesday for a meeting at 7:00 PM Wednesday). Written comments can be mailed or submitted by hand to the Building Department, or via email. Written submissions will NOT be accepted afterwards, but comments can still be made verbally at the meeting.
